Getting Started in Central Florida

Hello!

I'm getting re-started in real estate investing in Central Florida. My goals are to acquire 3-4 buy and hold properties each year for the next 6 years, and eventually move into investing and rehabbing full time. I'd like to acquire properties through direct mail and email marketing, as well as driving for dollars on weekends. My preferred acquisition method is Sub2 and/or owner financing, and I also want to learn more about lease options.

Currently I work full time in the field of employee benefits as a health/life insurance agent. I also have an active real estate license that I've kept up to date over the years (non Realtor), from when I had previously been and agent and landlord before the crash of 2007-2008. I've also joined the local REIA and have been learning a lot there.

I've come to understand that this is essentially a marketing/lead generation business and I'm researching how to effectively market for leads at the lowest cost.   I'm determined but not in a hurry - I also don't want to spend thousands of dollars each month on lead generation.  I've already learned a lot reading various form posts and would like to get to know the people on this site.
