Help in the Rio grande valley

This is my first post on bigger pockets! I have admired from afar for quite some time. My primary interest is buy and hold properties. I am not afraid of rehab. The right deals seem to be difficult to find...and the ones I do find, the numbers are always on the fringe of being worth the investment. I do have several years of property management experience and I have 7 rentals mostly in the Weslaco area that all cash flow. I would like to double that in a year. Any good ideas or areas to look into? Also, when and where does the local real estate group meet?
