Newbie wanting to invest Ohio and Alberta

Hello everyone on Bigger Pockets!  I live in Washington state but I am from Alberta and Ohio.  I found my house last year that was priced $40,000 under because the tenants made it hard for the owner to sell.  The tenants were there at the showing, a gun ontop of a gun safe in a childs room and every room was extremely messy but there was no damage to the property. I bought it, hired cleaning company and now I am looking to getting a mortgage on it to invest in southern Ohio and southern Alberta.  I know those areas, have connections and family in both places and I haven't found that the math works as well in my area.  My first goal is to get $1,500 a month net.  I am doing my research and getting excited about rental possibilities.
