Things to think about?

I live in Eastern N.C. by two major military bases. There is always plenty of people wanting to rent properties and want to make sure that I cover all my bases before I get started. What are some things that I need to consider when I'm crunching the numbers. How much is average set aside for repairs, property management, etc.? Is there something else I should budget for?
