Hi BP ,
I am Alpay from Turkey.I have some RE investing in my country.But some reasons i dont want to invest more. I started look for RE in US and want to learn this marketing.
First of all, i sourched in the zillow and i was shocked.This market really good and i was suprised.I still dont believed,is it true or not?
For example,
http://www.zillow.com/homes/for_sale/NJ/fsba,fsbo,...
this property cost 100k
est.price 234k( but i think not true)
est. rent price 2k (scales between 1.5k and 2.5k )
price upgrate %3 every year
property tax 4.3k ( i dont understand what is tax assesment?)
İf i calculated this property numbers, i will find this numbers....
İNCOME : 1.5K
EXPENSES: 370(mortgage)+375(taxes)+125(insurence)+75(vacancy %5)+150(repairs %10)+150 (property man.)=1245 dolar
CASHFLOW: 255 dolar
down payment: 20k
ROI:% 15.3
I ask for you ,
1. Are the numbers correct?or i forgot something?
2. And realy this downpayment you invest in the property like this numbers?
3. If numbers are correct, why all people dont invest ?
4. Can i invest like this cahflow numbers with less than 20 k ?
