Afternoon’ from a foggy Mass. Ave!
I’m originally from LA but found myself flowing a job to the Midwest following (I’m an early retired University Theatre Prof). Though my brothers still live where it's sunny today, I’ve chosen to stay here in Indy—its just home nowJ
In retirement, I feel I have my bond and stock portfolio in order (generating all my income now) and I’d like to start developing a real estate portfolio here in Indy. I started looking at duplex’s up around the BR area a few months back, found one I liked, but wasn’t sure if it was a good deal. So I started my learning curve here on BiggerPockets. Still don’t know if it’s was a good deal, but at least now I KNOW I don’t know if it was ;-)
I’ve read most of the “Getting started” material on the site, and this is my first post on the forums.
At this early stage, I feel most interested in SFH and Duplex+ (buy and hold rentals) as my nitch. I'm learning towards turn-key (or limited rehab). I found J Scott's Investment Deal Analysis very insightful. Though I feel I bring a "buy and hold dividend stock" investment mindset to REI, and I'm more interested in the NOI for a fully (or mostly) funded property to the paper gains represented on a highly levered Total ROI. Obviously retired, cash flow is of more value to me than equity accrual + appreciation. And, my bond portfolio is already leveraged at 30%, so I'm more comfortable keeping my real estate gearing between 0-20%.
I'd like to have a REI portfolio that generates $50,000 NOI in 5-10 years. But I'd also like to end world hunger, so… ;-)
Anyway, that’s me.
QUESTIONS: A) What’s the best book, video series, web series, etc., that you have personally used to get yourself “up to speed” on rental property investing? B) What’s the best Indianapolis investors group to join (CIREIA?) or are they not so helpful?
