New to the concept of Real Estate Investment

Hello everyone,

Little info on myself: 
23 with a finance degree and have been working in straight commission life insurance sales for the last 2 years since I graduated college and live in Atlanta, GA . 

Real estate has always intrigued me but I didn't really get pulled in enough to want to pull the
trigger until I listened to a couple podcasts from Grant Cardone and read Rich Dad, Poor Dad. 

I am now pretty immersed in reading or listening to anything I can on real estate investment topics. Currently reading "Loopholes of Real Estate -Garrett Sutton" and just bought "Real Estate Investing for Dummies" so I can learn more of the basics. I will be attending my first REIA meeting next month to begin networking and learning from the investors in my area.

Next step would obviously be to raise capital which I have none of and research the market for 3-5 "good deals" which being inexperienced I am unsure as to what a good deal would be. I found one earlier today that seemed intriguing to me on MLS.
Details are:
Cottage style house built in 1960s 
Updated hardwood, flooring, kitchen cabinets, Windows, HVAC, and plumbing 
Price is $84,000
If I saved the capital I could secure a loan at 20% down to finance $67,200 at an APR of 3.203%

At this point I'm not sure what else would be needed to know or do. Any and all advice for someone interested in getting into the real estate scene feel free to comment.
