Looking for direction.

I will be selling my current house within the next few months and will be starting to invest.  Will hae roughly 20-30,000 to begin and will be considering house hacking initially.  

While I will have some initial capital, my monthly income has been poor (around 1000-2000/month). I am concerned that my limited income will limit my financing options as I was hoping for FHA or 203K.
