New Investor From Bay Area (San Jose)-->Sacramento

Hello BP Community! 

 I recently took the plunge in getting serious about real estate investing and am focusing on the Sacramento area.  My main objective is to retire early on unearned income, slowly but surely I hope! 

  Luckily I have a great career that I just started which has allowed me to be in a position to start looking at investments.  I am currently commuting to Sacramento during the weekends to stay with my family at my inlaws, so I am actively looking for a duplex to subsidize my mortgage payments since my side will be vacant during the week.  I plan on living there on the weekends for 1-2 years and then hopefully renting it out and moving on to another investment.   My short term goal is to be able to relocate to Sacramento full time, having to take a paycut, but having about the same income with positive cash flow from real estate investments.  Thanks to @Wes Blackwell for being great help so far! 

  Anyone have any ideas or tips, I would love to hear from you all.
