Property for Sale near Downtown Chattanooga, TN

I have property located near downtown Chattanooga that is ready to be sold. 

It was formerly a duplex. The center hallway wall was removed and in recent years it was used as a signal unit, but it is able to be converted back to a duplex, if anyone is interested. 

Built in the 50's-it is one level and can be used as a one bedroom, one bath rental or two bedroom, two bath home. It has a large covered pea gravel patio on the back and a separate storage building to house yard tools and equipment. 

It is located on Lupton Drive which is very convenient for college students or people working downtown. 

This property generated lots of revenue in the 40 years my parents owned it. Now we are settling the estate and ready to move forward. 

I am not sure how it should be sold. "As is", so the buyer can make their own modifications - as a duplex or a single family home. What would generate the most cash and sell the fastest?
