First Time Real Estate Investing

Hello Everyone, 

Name is Reginald and I and currently a real estate agent in the state of Florida. I have been looking the simplest real estate to invest in and have attended so many seminar which have lead me the think of the American Dream and every single time would pitch you some ridiculous deal at the very end. I don't want to spend a dime in any one of these seminar because of the reviews I have heard and I won't have any money to invest if I am giving someone else to teach me how to invest. Some people say I should look into tax lien certificate or tax deed or even over the counter and lands available for tax after a auction but it's quite hard because you have to do the due diligence which I have no idea what I am looking for. Just need all the ideas that I could get in this process of where to began and not costing a fortune to spend.
