Rent And Invest or Buy and Not invest?

Hi all BP'S
I have my house in Brooklyn NY which has appreciated to Double the value of its original purchase 5 years ago, with an ability of cashing out $500K, however mortgage and expenses cost me currently 4k+/ Per month, Wanted to start getting in to BRRR, I was thinking of selling the house and investing in real estate for Example, a $2-M deal, which I would have enough for the down payment & closing, and net $5k a Month, which I can use $3k for rent instead of linving in my own and earn 2K/m + not losing $4K monthly, as I was - until now for the mortgage which technically I will be netting 6K a month.

Please advise
