Hi Ronald,

Welcome to BP. I am also a newbie investor as well but BP's books are excellent. I am not sure if you already read them or not. If not they  are a very good starting point to learn. Brandon's book on rental properties is really good as well as J Scott's books on flipping.

Having said that we are 3 years too late to the party. I have been looking at investing in DFW and its a crazy market. Everything is priced at least 80-100K above what i call a good price for investment. There is lot of money and people are just buying at crazy prices. The only things left are properties in high crime areas. I have been waiting and looking to invest at the right opportunity at the right price. Feds will increase the interest rates slowly. Hopefully that should dlow down the market a bit but i think it might take 2-3 years to slow down because of toyota and other companies moving here. Keeping my fingers crossed for now.
