After knowing of BP for quite some time, I only recently joined. Sure wish I would've done so sooner!

I committed to real estate investing a few years ago when my role as stay-at-home dad began to loosen its grip with the kids starting school; in the enviable position of having a spouse with significant income who supports this endeavor.

We currently hold 16 units: SFRs and condos, have some lease options in play and have closed on some of these. In the last 18 months we have flipped quite a few with both winners and losers – overall ahead and, of course, have learned volumes in the process.

Planning to sell a few of our Boulder condos that have appreciated nicely since 2013 to reinvest elsewhere. Considering local commercial market and/or lower cost SFRs in other areas (Midwest, Southeast).

I am not expecting direct advice in respond to this post, moreso, a prelude of questions to come.
