Hello, I'm new to investing in RE

I am a real estate broker who is interested in flipping homes, finding deals and not to admit I know very little. I want to learn and better understand deals for investors I work with. I primarily work with people who may own 1 to 3 properties with decent cash flows. I don't know enough about the anatomy of a deal for a fix and flip or a buy and hold. I'm here to increase my knowledge and start buying properties to sell and or hold for my long term wealth building strategy.
