Grad student in Real Estate Dev wanting to start investing

Hey all!

I just joined this community and am excited to say the least. 
I started my master's program in Real estate development in January and have learnt so much.  While I continue the program, I am wanting to jump right into learning how to invest in real properties, earn cash flows (hopefully to quickly pay off my student loans), and to increase my NW. 

Would love any direction I can get for how to begin doing so with little money.
