Hi BiggerPockets,
What can I say? I am happy to have stumbled upon BP today while looking for real estate information online. I read a few threads on the forum... and immediately bookmarked and registered to BP. Getting involved online is rare thing for me, but the collaboration of everyone using this site is amazing. I want to know more and become a part of it.
I am a residential Realtor in South Florida.
Currently, I have buy, hold, rehab, and rent real estate goals with 1 single family house in Southwest SW FL (Port Charlotte) and 2 multifamily properties in the White Mountains, Berlin, NH. The Multifamily properties need more than cosmetic work as they were foreclosed for years and winters are unforgiving (unheated building, etc).
It has been an adventure. I am happy to discover that many others on this site have also experienced or are embarking on similar adventures. I look forward to learning and sharing.

Angie, welcome to BP. But you certainly did jump into the deep end of the pool.
Berlin NH is a tough go if you are local, know the market, and have lots of resources in the area. I wouldn't touch it with a mile-long pole, never mind 10 feet, and I live in NH.
The tenant pool is difficult at best and jobs are few and far between. The location is pretty, with MT Washington right next door, but that's all I can say for it.
A friend was buying for 10K per door, and using grant money to rehab. He would rehab with high energy efficiency improvements, and refi to get all his money back out. He and a partner are in it for the long (20 year) haul, but they have ended up with none of their own money into it.
If you paid more than 10K per door, well, I just hope you didn't. Sorry to be so negative about the area. Hopefully you'll have a positive experience.
