Newbie Wanting To Start With Multifamilies

Hey.  I am new to real estate inversting although I have studied but I would love to get some advice or find a mentor in the LA area.  I am looking to invest in multifamily units and I dont really know where to start.  I am saving to invest but can I use hard money as well?  Also how can I benifit if I live on the property? Thanks for your time.
