New to Flipping

I own two rentals that I've purchased over the past three years. I own them outright. One I manage and one is with a management company. I'm looking to try my hand at flips to try and generate more capital. I'd like to replace my income with real estate but I'm not sure this is what I want to do full time. I've got a real estate agent helping me who is well versed in rentals and used to do flips before the market bombed out.

Also, I'm concerned about another real estate bubble and the long term viability of this as a career.
