Real Estate and/or Broker License

I am new to Real Estate investing and currently live in Columbus Ga. I wanted to find out if it is a good idea to get my Real Estate and/or Brokerage License to help me in building my business as a Investor. I have had a few Brokers telling me I would do much better if I was licensed. Im not sure the money and time are really worth it.

I was in the same boat as you. I ended up taking the NJ Pre-Licensing class. For me, it was the best $300 I ever spent because I learned so much just from that course. Personally, I feel like becoming a realtor for investor purposes will give me an advantage, as well as, allow me to make money on the side. As Todd said, it will be roughly about $2,000 at a minimum to maintain a license for the year but I look at it as all I have to do is sell 1 house for $250,000 to break even. Only negative I see is if you're a licensed realtor and investor you will have to disclose, disclose, disclose when purchasing or selling your properties but to me (at this point in my investing career) I believe that the advantages outweigh the negatives.
