Hello! My name is Josh Domingo. I'm a beginning real estate investor from Los Angeles. I'm originally from Seattle but moved to LA in 2014. I work full-time as an IT Project Manager for a mid-sized finance company. I'm beginning my real estate investing career at 26 years old and am very excited to be part of the BP community!
Short-term Goal: Save $50k by end of 2016 (almost there!). Use my savings to purchase 2 investment properties in 2017 (most likely a couple SFRs in the Mid-West)
Long-term Goal: Acquire 10 units within the next 5 years. $200+ cash flow per unit
Previous Experience: Very little experience. I helped my dad acquire my aunt's rental home in Oahu. Other than that, I've just been educating myself, reading books, listening to podcasts, and living below my means so I can save enough to start investing next year.
Looking forward to learning from everyone on BP and also sharing my experiences as well!
Welcome to Bigger Pockets. Make sure to listen to the podcasts. They are very informative.
Hello Josh, Welcome to BP!! You have a great goal list! I see you're interested in investing in mid-western states. Do have a particular state(s) in mind?
@Mark Nolan Thank you sir. The podcasts are gold! I've listened to almost all of them within the past 2 months
@Lane Kawaoka Thanks for reaching out, Lane. It is an odd house (I believe 6 bedroom) in Waimanalo. My dad is renting by the room right now. We may be looking for some assistance in the near future. Will definitely PM if needed. Thanks again!
@Account Closed Thanks for the warm welcome, Kysha! I've been focusing on Indiana right now. Specifically, Indianapolis (Broad Ripple, Fountain Square, Irvington, or Lawrence areas).
@Josh Domingo Welcome to BP! I invest in Indiana and am from there originally. I am right down the road from you in Temecula. Reach out if you need anything.
Cheers,
@Josh Domingo If you are investing in Indy makes sure you get on the list of some of our really good wholesalers like Brett Snodgrass.
@Josh Domingo welcome to the BP community! I live in Indy and am just getting started in REI. I've been helping out some out-of-state investors who are interested in Indy by scouting opportunities, taking tons of pics, providing insight into the neighborhoods, etc. Broad Ripple, Fountain Square, and Irvington are some hopping areas right now - you've scoped some good ones already. Check out Bates Hendricks and Mapleton Fall Creek too. If you need some help, feel free to reach out, I'd be happy to connect further.
@Jason McKinley Thanks Jason! Will definitely be reaching out in the near future.
Hey @Josh Domingo, I'm also fairly new to REI but have learned a lot from here and lots of reading. Hope you're loving LA. Traffic here sucks as I'm sure you know by now. I work full time in El Segundo but live in Lakewood. That's over by Long Beach. I'm close to the 405/605 fwy.
We almost have the same goals as well and I'm targeting Indianapolis as an out-of-state location to invest. Goal is to make REI full time in 2 years and have over 10 properties in 5 years. I'm mainly looking for buy/hold, foreclosures and fix/flips.
If you want PM so we can get together and possibly go in 50/50 on an investment. I have investment funds for RE already set aside. Just have to go find a deals and actually do it.
Hello Josh. Welcome to real estate entrepreneurship! It is great you are looking in Indy, in fact, all of our 28 units are currently in Indianapolis. I would be happy to connect and sit down for coffee, I only live in Orange, CA. Talk soon! @Josh Domingo
@Carlos Altamirano Hey Carlos, thanks for reaching out! I've sent a colleague request. Will PM contact details shortly.
Josh,
Congrats on saving all of that money! That's unusual for someone your age. Just keep plugging.
We work with long distance investors like you. We find properties that meet their criteria. We have our own rehab crew, property manager and a realtor for flipping. I can get you rentals for under $50k, in a "C" neighborhood and the cash on cash return is as high as 25%! PM if you'd like more information. Good luck and I hope you continue on your path to success.
