Real Estate Appraiser In SoCal

Hi all.  I am new to this forum.  I have been listen to the podcast for 2 months now.  I have not invested in Real Estate before with the exception of buying my home 21 years ago.  I have been a real estate appraiser for CA for the past 15 years.  My goal by the end of 2017 is to own an investment property.  My question to you is? What is the very first thing that I should do?  ie find the property or find financing?  Or maybe there is something else I am just not aware of it?
