Hey everyone I'm 26 y/o, i have a beautiful wife and a 2 y/o daughter. I'm new to BP. I've been reading a lot on here the last few days. I've never done a deal but I've been interested in real estate for as long as i can remember and I am finally ready to make the leap into investing.
My goals in real estate are to start out fix-and-flipping to make the capitol which i would reinvest into buying and holding for cash flow and then hiring property managers to make it more passive and continue reinvesting a percentage to let the business continue to grow. ultimately my goal is the financial freedom to have a nearly hands off cash flow so I can "retire" to travel and preach the gospel at churches and events at no cost to anyone but myself.
Like i said, I've never done a deal but I'm thinking my current residence might be a great deal since It is right at the 70% ARV and I would only have to secure funding for the rehab costs (about $15-20K) to make profits of $35k+. I would love input. My main challenges are that i have no money and i don't have a network of lenders or even one lender and I cant get traditional bank lending or credit lines since i have no income right now. I'm not selling anything here but i am open to input/advise since this is an unorthodox way to start flipping.
