New Wholesaler in Las Vegas

Hello, my name is Maverick Hamilton.  I am brand new to all of this unfortunately with no experience and very little knowledge on terms and/or strategies. I would like to ask for a little help please. If anything, to start, where can I look to find what a lot of the terms of the business is? I know how to find seller by owners however, that is about it. I hope to meet some other other investors or realtors who can be a partner in the future.
