New Student Living in PA From TX

Hello,

I am a Master's student at the University of Pennsylvania. I am originally from Fort Worth, Texas. I joined BiggerPockets when I was 20 or so, but never did anything with it. I just got hired to a Development and Marketing position at the Association for Public Art in Philadelphia. For this reason, I really want to get starting in some investing, even though I have really no experience with Real Estate beyond HGTV and DIY channels. 

My older cousin suggested I start using the site again, and I think he is 100% correct. I honestly want to live a little more adventurously while I am planning ahead, also any type of petty cash at this point can help with school fees and being young in the city of brotherly love. I am not trying to flip a million dollar deal, but instead have a source of steady (extra) income from renting out a property or something similar. 

Any and all advice welcomed!
