Hello Everyone,

I am currently looking for my first real estate investment in northeast Pennsylvania. I'm not sure if I should invest in a multifamily home to acquire cash flow monthly, or do a fixer upper and resell in a few years max, either option will become my primary place of residence. I currently don't have the savings to put down a 20 or 30 percent down payment on a tradiational loan, but I have looked into financing or FTHB loans. Another avenue I thought of is foreclosures, who hasn't right, but I'm a little weary on that idea, simply, I'm not educated enough about them yet.

Any advice would be much appreciated.
