I have bought, sold, and rehabbed a few houses in the last 30 years, all of them were live-in projects. I started construction when I was 10 years old with my dad. We built our family home as a new construction project. We did not have a lot of money so the project span over several years. I fell in love with rehabbing houses so the first house I purchased I added on a 3ed bed room and sold it for double the purchase price. The next 3 properties my wife, 4 kids and I lived in while I gutted, rehabbed it, and we sold these properties for 70 to 75% profit.

I am now looking to start flipping for a business rather than a hobby.
