Hello and welcome to BP!  You are in a great place to be.  I am confused about sone thing.  Are you working for a property developer or are you in the property development business?  I have felt that the property development business could be profitable.  It is dependent on how much the house, apartment. Or retail builders are doing and what they want.  You have to have some contacts in the building business and learn what they are looking for.

I have a couple of friends that have moved down there from Dallas but are not in the real estate business.  I was born and raised in Dallas.  I am now 60 years old And I have a bunch to say.  Do not try to do everything yourself.  You might want to talk to the Chamer of Commerce to find out about the future growth area and why.  You are better off near downtown and the economy is diversified and the population is growing.

Always remember to do the math analysis and try to look at the prospective property before you make an offer or at least have a clause in the sales agreement that allows you the time (about 15 days) to do a detailed look and possibility to back out of the deal without a penalty that will hurt you too bad.  Have/Get a local Team that will help you do what is needed and will return your phone calls promptly.  The primary Team members are Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Contractors, and Handymen.

Do not cut any corners to make something look better.  Be patient and persistent.  Good luck to you!
