Slow moving, soon to be, investor in PA

I have been reading bigger pockets for a few weeks now and plan on contributing for years to come.  I have finished two books on real estate investing, The Book on Investing In Real Estate with No (and Low) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money and Hold.

I would love to acquire (this word was chosen carefully) a multi-unit building to live in and rent.  I want the property to be in the Logan Square/Rittenhouse Square area.  This is the 19103 zip code, which is also where I work.  These places are pricey so I am looking for create financing to make it happen.  Currently I am trying to find a win-win situation by locating an owner of a walk-up who is ready to retire or move on for some reason, but would still want monthly income from the property.

I have turned to bigger pockets to learn and give back. I have already learned I am in need of putting together a team as mentioned over and over by bigger pockets. I need a CPA experienced with real estate investment, a realtor with knowledge about foreclosers and contacts with REO portfolios. Please feel free to reach out to me.
