New investor in Northern Seattle

Hey BP,

I'm just getting started in real estate investing and I'm most interested in the Northern Seattle area.  I'm looking for recommendations for great realtors, lenders, wholesalers, etc for buy-to-rent SFHs/MFHs and even other people looking for investors in great deals.  

I know the Seattle market is insane right now so I'm curious how other people are finding deals.  Also, I read on here that the rent market isn't great but from the houses I've seen online the rent is $500-1000 more than the estimated mortgage payment so I'm curious to learn more about why people are saying it is not a good idea.
