Newbie saving for first buy and hold from Milledgeville, Georgia.

I was introduced to Bigger Pockets by my wife. She started listening to the podcast and wanted me to as well. I liked what I heard and am currently working my way through the backlog of their library. Mainly jumping around to different episodes that catch my eye.

We're interested in buy & hold. We are currently saving for a 20% down payment + repairs to purchase our first investment property. We bought our first/current house almost 3 years ago with a USDA loan, no money down. Really wishing I had saved and used conventional financing so I could have avoided the PMI. We may end up refinancing later. I would like some advice on that situation actually if anyone can point me to the correct forum.

I work full time in IT, run an eBay store selling old video games, and design websites on the side. I'm studying for my real estate license in the evenings and plan to take the test by the end of September.
