Flipping in Arizona

My name is Frank and I live in Peoria Az. On the North/West side of Phoenix. I have been working in the retail home improvement  business since 1989. I have  worked helping contractors and investors assemble their shopping list for repairing their fixer uppers for years now. I feel  its my turn to become an investor I've read books and attended seminars  for the last 10 years and have not been persuaded by any of these gurus. I want to learn how to find properties and what legal paper work I need to secure these homes to flip. Can anyone refer me to a good book that helped you become successful in this this business. I want to learn this business from soup to nuts. The whole 9 yards so to speak.
