New dad, new investor in Lawrenceville, Georgia

I (29M) recently became a dad and (like many, apparently) it put lots of things in perspective. I starting thinking about passive income to make our lifestyle what we want, and make sure we have something to pass on in 30-50 years. I heard Clayton and Natali Morris on a few TWiT podcasts and followed them over to their podcasts, which led me here to BP. They sell turnkey rentals and teach BRRR. So that's the plan. Start with one or two turnkey rentals, til I learn the business a bit more, then BRRR. The turnkeys I suppose could be anywhere, but from what I understand, Atlanta has some of the best markets anyway right? Looking for input on good markets in and out of Georgia, and reputations of turnkey rental companies.
