Real Estate Agent and Investor in Sacramento, CA

Hi, I'm Jane Gray, a full-time Real Estate Agent in the Sacramento, California metro area.  I'm also fairly new to real estate investing through a Solo401k.  I've created one note for a flipper and got 10% apr return for 3 months - my first foray into RE investing!  It was fairly painless but I didn't learn much.   My long term interest is to build a portfolio of buy and hold rentals within my 401k and then outside of it as well.  Another objective especially for BP is to network and to learn.  Also, as an agent, I often come across properties that can be wholesaled so looking to find investors.   My background is in the tech industry so I'm always looking for ways to utilize technology to find opportunities as well like people who are likely to sell based on certain criteria.  Ideas are always welcome - I've looked a little at Property Radar and am interested if anyone uses it with pros/cons OR if there are other tools that people find helpful.  Are there tools that should be available that aren't there?
