Hello everyone,
I signed up about a month ago, but I've yet to actually write anything, so here is a brief introduction of who I am, and what I do....
I've been investing in real estate for about 10 years, and like a lot of other unfortunate souls made a bunch of money the first two years and gave most of it back the next two.
I had enough powder dry in 2009 10 and 11 to purchase 4 four Plexes and a single-family all On one cul-de-sac. I bought the house directly from the owner, three of the four Plexes were foreclosures in one short sale.
We rehabbed the properties, got them rented and managed them. After owning them for 5 to 7 years, we made the move to sell, and did a 1031 exchange into an 18 unit property that I found after an exhaustive search in the same town. The 18 unit was actually not for sale at the time, but through direct negotiation with the owner, was able to secure the property. The 18 unit is a beautiful secure property with pool Jacuzzi and secured carport parking.
We also purchased two single-family foreclosure homes back in 2011 and another 10 unit in probate into 2014.
At this point we've got 30 tenants and most of our property is free and clear including the 18 unit, things are going pretty smooth, can't complain!!
I recently read an article about sacrificing to get ahead, and I will definitely say that my wife and I did extreme sacrificing and very long hours to get where we are today.
I ran a vending machine business for 21 years, that I started from scratch back in 1991, we sold The bulk of that business four years ago when we moved up to the mountains, just above the town where our property is. I did keep the ATM machine portion of that business which I still own and operate today.
I started investing in private mortgage notes about three years ago with a company, that I now also consult for for the last year and a half.
I guess that's enough of an intro for now...
