Anxious for advice from Pennsylvania!!

Hello forum,

My name is Jared. I currently pay mortgage on a duplex that I have owned since 2007. I lived in one side, and rented the other side out to a friend while we renovated the entire property. In 2010, I moved out of my property and began renting out both sides of the duplex, which I continue to do this day. I am bound and determined to purchase another multi family home within the next 6 months, using one of the units as my primary residence while I renovate and rent the other unit(s). I have questions mostly about the financing aspects of another mortgage and am excited to get some advice and suggestions from others who have been in my shoes! Due to the fact that I am not yet ready to buy, loan officers do not seem too ambitious to give me much in terms of hypothetical questions.
