I'm currently stationed in Japan and will be moving back to the states in 6ish months. I still don't know where I will be stationed next and, since I have some level of choice for where I go next, was wondering if I anybody knew of any good markets for a total beginner near an Air Force base.

Hi @John Stone, good to meet you on BP.  Since you are stationed in Japan, have you considered the opportunities of the real estate market in Japan itself? The yield is exceptionally high from 6% to 12% net pre-tax, depending on the location, and properties are quite affordable $30,000 to $50,000. It is a cash flow market rather than expecting properties to increase in value. Properties that we list are occupied so you can expect to receive immediate rental income and with such high yield the return is attractive. Happy to share more information with you or chat. Good luck!
