Hi all, I'm a first-time real estate investor from the DC area. I've been self-educating by listening to BP podcasts and reading books. I'm interested in the buy and rent model, but I want to hear other investors' stories and experiences to learn more. While I live in the DC area, I'm interested in investing in less competitive markets (Maryland, Virginia, Tennessee).

I'm excited to learn by doing, so I welcome volunteer real estate analysis tasks you need help with.

I would encourage you to rethink not investing where you live. The truth is all markets are competitive and all have a lot of entry points. You will do better locally because you will be able to better analyze the deal beforehand, you'll have at least some foundation of knowledge to work with and you'll service the asset better when it is close to you. Just my opinion
