Newbie in Spokane, Washington

Hello BiggerPockets community!

I am a 21 year old college student, working as a personal trainer and brand new to real estate investing. I currently live in Cheney, Washington and would like to start learning about the real estate market in the Cheney and/or Spokane, Washington area and real estate in general. I am especially interested in renting out multifamily homes. After I graduate, I would like to buy a 2, 3, or 4-plex and live in one unit and rent out the others as a way to get started investing in real estate. As a college kid, I currently don't have any money of my own to invest but I want to start learning the ins and outs of investing in real estate. 

If you have any advice, it is greatly appreciated!
