Newbie wanting to start investing in S king Co, Wa

I am new to real estate investing. I currently work full time as a nurse, and am wanting to build my retirement portfolio. I live in the Seattle area, actually , in Renton, Wa, about 18 miles south of downtown. I own and live in a in a two family home, with an ADU on the property as well. I rent out one half of the home, and the ADU, which covers my mortgage and utilities. I have about $ 40, 000 to invest in a duplex or a tri plex, but do not know how to go about getting the best deal. I appreciate following the various threads on Bigger Pockets. Thank you! Any advice on how to really find those best deals? Colleen
