I get a lot of mobile/manufactured home seller leads in Southern California looking for cash buyers. If anyone is interested in paying for these upfront I will gladly send them over.

Hello again! I hit the wrong button and have a few more things to say. You did not say which niche you are leaning towards. Just make sure you form some type of corporation to protect you personally and always have "or Assigns" in your contracts so you can make a transfer to your corporation or wholesale before you close. Make sure that you select a property in a diverse economic area and it has a growing population. Also, before you get started you ought to select a local Team to help you get things done.
The main Team members that you will need are Attornies, CPA's ( or accountants), real estate Agents, Inspectors, General Contractors, and Handymen. Do not try to do everything yourself. They are worth every dime you spend on Team members. Always do a math analysis on your prospective properties and try to look at the property before you make an offer or at least have a clause in the sales contract that will allow you some time upfront ( about 15 days) to look at the property and possibly back out without a penalty that is more than your earnest money if anything at all.
I am 59 years old and I found BP about 11 months ago during my medical leave and I still have not decided what I am going to do. I went to college, not that it is mandatory, and I got a business degree that emphasized real estate. Since I was in Texas and planned on staying there I looked into qualification of a broker license and I took the test and got the license. Regardless of what I had I felt more comfortable with the construction business. I have been in the construction business since I was 17 including those college years.
