Newbie with two potential opportunities needs help, Connecticut

Hi,  I am very new to all of this but very excited.  I am doing my research and learning, however, I don't know enough yet and two potential opportunities came up.  I was hoping to connect with someone more seasoned in the Connecticut area, maybe meet up for coffee.  Here is a little about the two opportunities:  One is a two family, top and bottom, each with 1 bedroom. I haven't been able to do a walk through but it doesn't look like it needs much work.  They are asking a pretty low price for the area.  I am thinking of this as a rental opportunity.  The second potential is a single family that needs a bit of work.  Not sure how much but from the looks of the outside and a few inside photos it needs work.  It's been on the market for over 200 days and they reduced the price in March, again a pretty low price.  Thinking of this as a possible flip or keep and rent.  I know I haven't given any numbers or more specifics because I just found them today.  Is there anyone that would be willing to chat with me about this?  I appreciate all comments and suggestions.
