Back in Real Estate and Looking for Synergistic Partnerships

I'm back in real estate after some years away (from the buy side) so feel like a newbie because of the changes in the market.

I live in Charlotte and am looking for the following, if anyone can point me in the right direction. (I do plan on attending some local meetings.).

Residential (sfh, duplexes, multi family)

***(1) good low fee/rate flip (hard money private) lenders offering 3,6,12 month loans, deal only, fast money (no personal docs)

***(2) no doc deal only lender for buy and holds offering fixed rate for 15 years for less than $100k Mtg (I'm fine with having to put % down).....also looking for lenders who will do over $100k (I already have one of those, but happy to find more)

*i need no (personal) doc because I already have rental properties and other businesses so DTI won't work for Fannie and Freddie.

(3) any local wholesalers for single and multi's

(4) any investor friendly realtors or others who know of houses and multi's off market

(5) anyone who's looking to partner. I have $ for $ down and I have some access now to deals. I'm looking to learn the market and all the things I don't know and happy to give away/share profits to jump in again.

(6) if anyone knows of good (hopefully) free deal analysis software or tables and would like to share.

(7) good rehab company that knows what they're going, works fast, and does good work and charges properly.

(And now I'm wondering if this is wasaay too much for one introduction.).
