New full-time investor in SC

Hi! I have read these forums for a while, but finally joined. I'll start off with what I put in my profile about me and expand on it some.

I am 38 years old and have flipped 3 properties with my parents in the past (starting back in 2000.) I have now decided to go full-time doing this and have my first property purchased. I'm in the middle of demo and getting major system repair quotes. (May 2016) Yes, I have read numerous times to get a GC and hire it all out. But I have all the time available, the knowledge and experience doing it, and none of the capital to go that route at the time. Hope to build this into a system where I'm not the GC/skilled laborer/unskilled laborer/etc. My business plan also includes buy and hold properties in the future when I've moved into doing deals with my own funding.

I viewed six properties after vetting listings before finding this one. Sat in in one court auction just to see how it went. 

Information regarding the current deal:

REO 1300 sq/ft 2 Bd, 1.5 bath 70's ranch in a nice neighborhood/location that's desirable according to several RE agents.

I'll be posting more about this current flip in the Deal Diaries. 

Thanks for all the advice I trolled in the past. It's been invaluable and I hope to be able to contribute in the future.
