Niche Investment

Hi, 

My name Latia and I am rather new to investing. Ive always wanted my first investment to be a niche specific to get started and I wanted to start by purchasing a small piece of commercial property to do a billboard lease. I have not had any luck finding the right small piece of land for the right price. I cannot even find good leads. Again, I am very new to this, so I am open to as much advice as I can get.
