I just joined BiggerPockets today.  There seems to be alot of information here.  

I have done one flip (made $6k) and one rent to own (mobile home).  That was ~6-7 years ago.  Just like many, i am done thinking about it and getting started.  I am interested in multifamily (Tri & Quads), and smaller apartment complexes.  I am also very interested in self storage, laundromat's, and car washes.  Yes, I know these are businesses but they mostly all come with real estate and are mostly recession proof.
