Hi! Hope you all are well.

Do you have any advice for a beginner on where I can continue learning about real estate investment and how do you start your first investment?

I know a person who paid over $5,000 for an 11 week course to teach them about real estate investment. I love coming to this website and educating myself and I have read a few books, not sure if spending all that money is the right thing to do for a beginner.

Also, how do you know when your ready for your first deal?

@Diana Rodriguez and @Paul Timmins I do not know if you are aware, but HUD has undergone a serious overhaul regarding their Asset Managers.

Well, it appears that the new Aseet Management, Sage, is about to completely take over as HUD's sole national Asset Manager. I a call a few days ago telling me that a lot of Louisiana houses with HUD's old Asset Managers have disappeared. In Florida, my counteroffers since Friday have dramatically went down from 60-70 counteroffers to around 15-17. Again, the trick is to figure out what will Sage do with its net counteroffers. I am ready, to figure the new Asset Manager out! This is FYI
