Raising money for multi-family projects

I have always just invested in single family rental property. Now I'd like to buy some multi-family projects. Some with 10 or 20 units or more. Still also interested in 4 or 5 plexes. I would love to have a partner in the Houston area so I could invest there without driving there as I live 50 miles south. Also if anyone out there is from Huntsville Tx. and would like an investing partner, let me know via mail at B. P.
