Hello and welcome to BP!  You are probably in a good place to be.  Educate yourself as much as possible before starting.  Go whatever way is hot and love it.   Investing in real estate can be hard for most people.  So be ready for that.  Find/Get a Team full of local and experienced people that will help you.  Do not try to do everything yourself.  Your Team members are usually worth every penny you pay them.  The main Team members are Attornies, Real Estate Agents, CPA's (or accountants), Inspectors, Handymen, and General Contractors.

Always do the analysis numbers and try to look at the property before you make an offer or at least have a clause in the sales contract that will allow you some time (about 15 days) wnd possibly back out of deal without a penalty or a small one.  Right after you go to a closing get an insurance policy that will protect you in case of a loss.  As soon as you can after you make a closing change the exterior door locks.  If the locks are still in good shape just install them at another address.

I am 59 years old and I found BP about 8 months ago and I am still trying to decide what to do.  I went to college, not that it is mandatory, and I got a business degree that emphasized real estate.  Since I was in Texas and planned on staying there I found out that I was qualified to take a broker test so I got a license.  I kept that license for about 30 years and I closed a few deals for other people.  I did both residential and commercial deals.  Regardless of what I had I felt more comfortable with the construction business.  I have been in the construction business since I was 17 including those college years.  My father has been in real estate sales and buying for about 40 years and he has taught me a little bit.  If you think that I can help you please contact me through BP at any time.  Good luck!
