Flipping Houses

I'm new to business side of it, but not to the working side of it. I've been a subcontractor and employee of subcontractors of flippers. I have connections on the real-estate end and a list of subcontractors that I have worked with, but I lack the funds to get started. I basically need 100% financing. I know that is tricky, but I'm willing to wait for that 'perfect' house (which I know is few and far between). My real-estate agent is keeping his eyes open. So I just need the finances to jump on that one.
